This document contains guidance for two objectives: to bring to the attention of design teams and client organizations important considerations which are often overlooked when establishing information requirements for building services systems; and to help ensure that specific items of building services information and documentation required at handover are identified and accounted for. To help achieve these objectives, a series of checklists are included which detail the procedures and responsibilities of all parties involved in the construction process in addition to listing requirements for building services documentation. The Construction (design and management) Regulations 1994 require the production of a health and safety file which must include building services operation and maintenance information. Some detailed guidance is provided on this aspect of the health and safety file. The guidance offered is generally directed at client organizations, design teams and specialist services contractors involved in medium/large construction projects. However, many of the principles will, to an equal or lesser extent, still apply to smaller projects.
